Have you or someone you know had their home on the market with an agent only to see the listing expire? Almost everyone has had it happen or at least seen it happen. Today, I want to discuss why this happens to sellers and how to avoid it so it never happens to you.

First, it is essential to remember that the real estate market is dynamic, and navigating its intricacies can be challenging. There is no fault on the seller's part for this happening, and I apologize if it ever has happened to you.

As your REALTOR, it is very important to make sure this never happens and to keep in touch with you before the home is listed and during the selling process. Here are five ways to ensure this never happens to you:

Overpricing: The number one reason sellers have trouble selling their homes is due to overpricing. Ensure that your agent has done a thorough market analysis and communicated the analysis to the seller to ensure agreement.

Poor Description: Often, standard listing descriptions fail to stand out. You want to grab as much attention as possible and put as much detail in the listing. It is all about getting as many eyes on your home as possible.

Visual Appeal: Visual appeal is very important. Get listing photos that stand out and showcase the property’s best features. Agents should not cheap out on this portion because they want to save money. I always emphasize the photos because I care more about our reputation and getting a satisfied client than making an extra couple hundred dollars on a listing.

Flexible Showing Schedules: Was your home difficult to access or only available at certain times of the day? You want to provide as much accommodation as possible for potential buyers to see your beautiful home.

Curb Appeal: During a showing, the exterior is the first thing potential buyers notice, even before the interior. Also, everyone driving by every day strictly sees your home's exterior. Cleaning up the exterior and giving it a new home look can help gather buyers' attention.
