Home Improvement Hacks for Higher Property Value

Everyone wants to sell their home for the highest price possible, so how can sellers achieve that and appeal to more buyers? Most homes are priced based on the amount of living square footage and bedrooms, so the most significant value add opportunity would come from adding and creating more usable square footage. While this can be one of the most expensive options, some homes allow this to be done more simply. For example, they might have an oversized garage to assemble into a bedroom or home office. The other more expensive option would be adding value by building additional square footage that does not already exist. For example, you could add another bedroom to their home by building onto your existing home.
Of course, while adding square footage is the most effective technique in many cases, other ways to increase home value are usually less expensive. If you are on a tight budget, these are some options you should consider. The first is to put on a fresh coat of paint. This is a technique that I used on my home when it came time to sell. Everything was in great condition, updated, and there was little room for add-ons, so I just decided to repaint the interior. This gave the home a fresher, cleaner look that brightened it up for the listing pictures and, in turn, interested more buyers. Of course, every situation is different, but this is something that a seller could receive 5-10x their cost. Most buyers want a home to meet their requirements/desires and are willing to pay a premium not to worry about it after closing. This desire can often be as simple as painting the house a color that meets the current buyers' color palette.
Another lower-cost option for increasing your home value is cleaning up the exterior. This includes things as inexpensive as tidying up the landscaping by pulling weeds, trimming bushes, and mowing lawns. The seller could also take things a step further and decide to pressure wash the home's exterior, including the curbs, sidewalk, driveway, and windows, to remove all excess dirt and grime. The difference these simple, cost-effective options could make on your home is fantastic.
One last option I wanted to include is renovating the kitchen. The kitchen is one of the most essential rooms in the house and can be a buyer’s decision-maker. Buyers could choose another home over yours simply because the kitchen is newer, better designed, or has more features. While this is not an inexpensive ordeal, and you might not be able to recoup your entire investment from selling your home, there is no doubt that a more modern kitchen will attract more interested buyers.
In conclusion, adding value to your home is a wise investment, and these are just some of the hundreds of ways to increase your home’s value. By making strategic upgrades and improvements, you can increase your home's value and make it more attractive to potential buyers.
