1.     Organize and Declutter: Buyers will want to be able to imagine their future in your home. If it is dirty and filled with personal items, it will be hard for them to do that. Not to mention, decluttering the house will also make it more appealing for buyers to view and ultimately lead to less work down the road when it comes time to move.

2.     Maximize Curb Appeal: When a buyer pulls up to your home, they first recognize the front of the house. As many know, first impressions matter, and sellers must try their best to wow them. To maximize curb appeal, this can be something as simple as pressure washing the sidewalk and driveway, mowing the lawn, or repainting the front door.

3.     Strategic updates and Repairs: Repairs usually have a significant return on investment. The last thing buyers want, especially if the house will be their primary residence, is tedious repairs. I am not saying you need to make a substantial financial decision to renovate your kitchen but focus on the minor repairs that will make a difference. Repairs can be as little as a broken door handle, alarm system issues, rotting wood, a broken electrical outlet, or even things as expensive as a new paint job on the home's exterior.

4.     Professional Staging: While this is not necessary in many cases, it can make that added difference to convince the buyers that your home is for them. Staging allows the buyers to envision themselves living in your home.

5.     Professional Photographs: In many cases, the photographs are what initially capture the buyer’s attention. The interested party will attend an in-person showing because the listing is well presented online through pictures. If more people like the photos, more people will want to see the home in person, which means more interested buyers and a higher selling price!
